Foreign buyers love Alicante, the Balearics and Malaga for Spanish homes
Nearly 93,000 properties snapped up by foreigners last year as demand stays strong
If you’ve ever wondered where most foreigners are buying homes in Spain these days, the answer remains pretty clear: Alicante, the Balearic Islands and Malaga top the list. During the second quarter of 2025, these three areas drew the biggest share of foreign property buyers, according to data from the property website idealista. Alicante led the pack, with over a third (33.2%) of buyers coming from abroad, followed closely by the Balearics at 31.5% and Malaga at 27.1%. Not far behind, Santa Cruz de Tenerife attracted 25.8% foreign demand, with Girona and Las Palmas also popular spots.Last year alone, foreigners snapped up almost 93,000 homes across Spain. That’s a significant chunk - about 14.6% of all property sales. British, German, Moroccan, French and Dutch buyers made up the lion’s share of this overseas interest.
Looking ahead, experts expect the foreign appetite for Spanish homes to stay strong, although it seems Brits are sharing the stage more now with other nationalities.
It’s interesting to see the mix vary by region. For example, in Alicante the Dutch are currently the most active buyers (19%), edging out Germans (12%) and Brits (11%). Over in the Balearics, Germans dominate, accounting for 42% of foreign buyers, followed by the UK at 11% and France at 7%. Meanwhile, Malaga sees Brits in the lead at 14%, with Dutch and German buyers close behind.
Even beyond these Mediterranean favourites, the trend continues. In the Canaries, Germans lead the charge in Santa Cruz de Tenerife and Las Palmas, while Italians and Brits also have a noticeable presence. Girona, meanwhile, is a hotspot for French buyers, who make up over a third of foreign interest. Larger cities like Valencia, Barcelona, Seville and Madrid also show diverse make-ups, with Americans increasingly active, alongside Germans, Brits, Dutch and French nationals.
All told, Spain remains hugely attractive to buyers from all over the world. Whether you’re thinking about buying yourself or just curious about the property market, it’s clear the country’s international appeal is alive and well.
